About Cound

Cound was established in 1988 as an agency offering a full suite of residential lettings services. We added our residential sales department in 1995 and not only has it been under the same ownership ever since, but I have been supported by some very loyal members of staff.

We have prominent high street offices in Wandsworth Town and Earlsfield and we know your area inside and out. Over the years, across our range of services we have dealt with many thousands of moves and so have a great deal of experience to draw on from mature, motivated staff. We can advise on all aspects of the process and our clients always receive completely independent advice.

We are proud of our level of repeat business. We don’t turn over staff like many agencies, and this benefits us twofold – do the job professionally with the experience to avoid pitfalls and iron out problems should they arise, plus and people know they can come back to us and deal with familiar faces. The majority of our other business comes through word of mouth, which is always pleasing as it reflects a satisfied customer; a customer who appreciated the service and knowledge we provided.

Viewings are always accompanied by an experienced member of staff, all applicants are steered and advised and have their expectations managed. Furthermore all sales and rental negotiations and deal progression are done in-house in our high street offices. This offers you real accessibility to the process and the peace of mind that goes with it. We will keep you fully informed through all stages.

Fees

Refundable Holding deposit - Capped at 1 weeks rent

Security Deposit - Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent - The agreed monthly rent

Early termination charge - Not exceeding the landlord’s financial losses

Late payment of rent - Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Tenancy amendment (where applicable) - £50

Replacement keys - Reasonable costs or give the tenant the option to purchase themselves.

Utilities, council tax, communication services, TV Licence etc - Tenants own responsibility unless otherwise stated in contract
